How to spend $12,000
Q:
If you were going to live here and received a $12,000 gift card, good for any product or service, what would you repair, upgrade or add? Why?
A:If the heat is electric baseboard, I'd install either geothermal or mini-split HVAC ($12k is probably not enough, but a good start)

Was anything in the listing misleading or untrue? ( including any photos )
A:The listing on Zillow does not specify the heat source (only says "baseboard"). This seems to be hiding what the question is trying to get at (electric, oil furnace, etc.). Also, the phtots fail to convey the fact that another house is quite close, on the north side.
