How to spend $12,000
Q:
If you were going to live here and received a $12,000 gift card, good for any product or service, what would you repair, upgrade or add? Why?
A:I don’t know the insulation situation, but for a large old house like this, I’d hire a great energy efficiency consultant to inspect everything and make specific recommendations, then hire an insulation contractor to execute them. I’d also get the HVAC adjusted or repaired, as needed, so the house is comfortable and efficient. Lastly, I’d hire an arborist to inspect the huge trees for safety.

Air conditioning was on and main level felt comfortable, but 2nd level was MUCH warmer (finished attic has window air conditioner) - make sure to get a thorough HVAC inspection. Mix of smaller and larger bedrooms.
