Pros
 Nice neighborhood with mature trees
 Newer roof
 low maintenance brick exterior
 beautiful trees on property
 Level backyard
 feels very spacious
 10 foot ceilings in unfinished basement
 tons if potential to renovate and expand
 Huge bedrooms
 primary bedroom suite
 Huge dining room

Cons

 Not easily walkable to nyc train or downtown
 Driveway has a few spots that need patching
 Posts and dampness smell in basement (but felt bone-dry)

A:Repaint front door exterior. Repair spots on driveway. Spend the rest on architect fees.
