How to spend $12,000
Q:
If you were going to live here and received a $12,000 gift card, good for any product or service, what would you repair, upgrade or add? Why?
A:This isn’t nearly enough to get everything done, but it forces prioritization. So, replace badly rusted front railing, get HVAC pro to make sure heat and air conditioning work well throughout (3rd floor was much warmer than lower floors with AC on), then get “handyman” to address the dozens+ of small deferred maintenance items.

This house needs a buyer who loves old houses and projects. Good location and nice big private back yard. Street is behind Town Hall and used for through traffic, but does have sidewalks.
