 Quiet street
 short walk to Whole Foods
 Exterior appears to be in nice condition
 Gorgeous newly-finished wood floors
 in-law suite on ground floor with door to garage then exterior
 Large primary bedroom suite
 upstairs laundry

Cons

 A bit of a far walk to the train
 Kitchen needs renovation or replacement (fully disclosed and facteted-into the price)
 smaller backyard (but level and private)
 small dining room
