How to spend $12,000
Q:
If you were going to live here and received a $12,000 gift card, good for any product or service, what would you repair, upgrade or add? Why?
A:I would spend it on architectural fees, to learn how to bring out the potential of this house, lot and location. There’s plenty of updating that can be done, but little projects here and there seem unlikely to move the needle- move-in and plan (and save) for a year or two, then renovate

This house is about 15 feet below the street grade. It’s located next to a tall very light green water tower, partly shielded by trees and shrubs. Birds are chirping loudly as I’m on the sidewalk, on this sunny July afternoon - really nice!
